" I am the owner of a condo or a house and want a substantial renovation to the layout and appearance so that it resembles my dream home. It will be curated with furniture, objects & art to transform it into a gorgeous new expression of myself and my lifestyle.
My goal is to achieve an end result that would look at home inside a magazine, but this time the home is mine. -- Life is far too short not to live inside the home of my dreams ! "

HOW IT WORKS
To gather a familiarity with the process and its stages please feel welcome to browse through the following points below. We've written an overview for those wanting to better understand the flow and project roles.
It's a simple thing for those of us who have done it a good few times, so as the Owner you can sit back and let us take the reins to lead from stage to stage, but we trust it's useful to better know the lay of the land.
Every newly built project involves creating an environment that has never existed before so there are a myriad of pieces at play, but this is exactly why you’re hiring the professionals to facilitate the process as flawlessly as possible!

My project will involve demolition, new walls, ceilings, plumbing & electrical. Custom or prefabricated cabinetry is required. New finishes, fixtures & lighting, and new furniture & décor is required.
I understand that these types of renovations will require a City building permit to review and approve the work, and alongside a Designer this renovation will require me the Owner to hire on a Contractor (who manages the construction and hires their sub-trades) to complete the work.Depending on existing wall placement and desired layout, an Architect may be requested to review any structural elements that can or cannot be altered or removed. A Condo (if applicable) will require my Strata’s review and sign-off on the proposed changes (easily done!).
Inquiry Call with Designer
Designer meets on Site with Owner to assess space & take photos & dimensions.
A fee is required for the initial visit and counts towards your design fees when project goes ahead.
Designer reviews information and sends fee estimate & written scope of work for review by Client.
Paperwork is signed off, 50% of the design fee is paid and it’s a go!Site visit by Designer to record dimensions of room to prepare CAD floor plans and associated elevations and package for City Permit. Meeting includes design discussion and preferred layout and finish approaches, review of Owner’s Pinterest or inspiration boards.
Design questionnaire & other deliverable requests provided to the Owner.
Owner connects with potential Contractors for potential sign-on to the project.
Base plan is created by Designer, initial floorplan layout established and returned to Client for review. Initial elevations and further details are added.
Owner provides potential Contractor(s) with preliminary floorplan, elevations, ceiling/lighting plan, and finish intent for their assessment. They prepare a bid for price estimate & Owner selects their preferred Contractor & signs a contract with them.Designer works with Owner to develop plans and elevations to a point where they can be reviewed by the City. Contractor or Designer submits plans into the City for approval.
Waiting time begins (it can take many weeks to receive the plan approvals).
In the meanwhile minor adjustments can be made to the design as they will not impact City’s building code & safety review. Casework drawings and further details and selected materials, fixtures and finish specifications added to plans. Contractor and Owner will order materials or appliances at this time. Cabinet-maker will receive preliminary plans.
Furniture & Décor approach is established and is signed off by the Owner.
City completes review. Demolition & construction can begin in earnest. 40% of remaining design fee is due at this time.
Designer will make site visits at key moments of demo & construction to review progression of work, and to act as Client’s advocate to ensure continual high quality of work in construction.
City permits will be requested by the Contractor's sub-trades (plumbing, gas & electrical) where the City will visit the site and sign off on these to ensure they are completed to standards.
We’re nearly there! Construction wraps up, final review occurs and Client re-acquires the use of their brand-new home that is ready to receive Furniture and Décor.
Designer prepares and arranges home with Furniture & Décor (note—some will arrive on time and some inevitably will arrive later; that is just the nature of ordering at times).Final 10% of design fee is due, and project is complete. Congratulations! It’s time to throw a house-warming party and enjoy all the gorgeous moments of living and waking up in your new home !
